This project involved a number of significant constraints. With respect for the surrounding natural environment, we have carefully considered the local trees and included a public footpath in the development design. Moreover, we've ensured the integrity of local aesthetics through the use of red brick and clay tiles, acknowledging and incorporating regional architectural traditions.

The finished project embodies the balance between retaining the authenticity of the original structures and infusing the comforts of modern residential living. Our innovative design process included the use of a 3D model, which effectively demonstrated the lessened impact of our proposed layout for detached dwellings compared to a previously consented large nursing home.

Central to unlocking the site was our argument to replace a former original garage with a dwelling. The garage had been identified by the conservation officer as an integral part of the original cottage and he was adamant of its retention. We were able to put forward an ‘enabling development’ argument that made a case for its replacement being central to the viability of the site and thus enabling us to invest in the restoration of the original cottage.

The project has culminated in 14 residential units, including 11 new build dwellings and the conversion of three 2-bed cottages within the Listed Building. The end result is a collection of family homes, each imbued with the spirit of the past and the promise of a comfortable future.
